Moving house is such an exciting time, you have found your new dream home and you want to make sure that you make the maximum profit from your old house….follow these 10 Wonderful tips to help your house sell quickly and profitably in any market!

1. FIRST IMPRESSION IS A LASTING IMPRESSION

Call in the gardener or get outside and make sure you front yard is looking immaculate. Street appeal is vital and a little effort now can have big rewards..

  • Ensure the front yard is mowed regularly
  • Prune overgrown trees and shrubs
  • Weed the garden beds
  • Plant some annuals to give instant colour
  • Water regularly to keep it looking lush
  • Make sure the porch/entry is free from debris
  • Add a pretty pot plant or two
  • Touch up any painted areas that are looking a bit shabby

2. CLEAR THE CLUTTER

The less mess lying around, the bigger a space looks and space sells. NOW is the time to have that big clean out, the more you deal with now the less you will have to deal with on moving day, so double bonus for you!

  • Pack it, sell it, trash it or donate it! Choice is yours just move it.
  • Prepacking things you don’t need now, but don’t want to get rid of and find suitable offsite storage – use a professional site or borrow someone’s garage for a couple of weeks.
  • Clean out the linen closet, pantry and wardrobes. Prospective buyers will often open these to see how much storage is on ofter and if they have a can fall on their foot or a pile of sheets jump out at them, not a good look!

  • Give the drains a flush with 1 cup of Bicarb Soda poured down each sink followed by 1 cup of White Vinegar and let this foam and bubble for 15 minutes. Follow with a good flush of hot or boiling water.
  • An hour before inspection time or in the morning before you leave the house if people are coming through later, burn some pure essential oils in a burner. Use oils that help induce feelings of happiness such as Mandarin, Orange, Lemon or Lemon Myrtle.
  • Sprinkle Bicarb Soda over the carpets. Leave for an hour and then vacuum thoroughly.
  • Brew a pot of coffee.
  • Bake a delicious treat like my Chocolate Brownie.
  • Burn scented candles, just blow them out before you leave.

4. KEEP IT CLEAN

I remember going to an open house and the kitchen was full of unwashed dishes, I could not get out of that house fast enough and didn’t even bother looking through the rest of it, cleanliness is vital for sale success.

  • Get the mould cleaner in to action, where ever it is get rid of it!
  • Get the carpets professionally cleaned or at least spot treat any larger marks yourself.
  • Make sure the beds are neatly made, preferably with neutral sheets – you might like big florals, but many won’t.
  • Dishes must be put in the dishwasher or washed and packed away.
  • Oven must sparkle.
  • Make sure all mirrors and windows are clean.
  • Sweep any outdoor areas.
  • Giving the walls a fresh coat of paint or a wash with sugar soap works wonders.
  • Hang fresh, clean towels or give them a refresh in the dryer.
  • Dust all surfaces regularly.
  • If you have a pool, make sure it is sparkling, not home to native frogs.

5. DE-PERSONALISE YOUR SPACE

The more neutral your space is, the easier it is for prespective purchasers to visualise their own belongings in your home, creating that bond that makes them want YOUR home.

  • Remove as many personal photo’s as possible.
  • If you collect unusual items or simply have a large collection of anything that others may not appreciate, pack it away!
  • Items of extreme value should not be left on display.
  • Don’t leave jewellery lying around on the bedside table.

6. LET THERE BE LIGHT!

Dark and dingly is out, light and bright is in!

  • Open every curtain or blind and let natural light flood in.
